Our Procedure & Promise to you
Including Structural Engineering & Licensing Overview
Converting from a tiled roof to a metal (tin) roof is more than just a material change — it’s a structural modification that must be carefully planned and professionally executed. At Monument Construction Company, we ensure every tile-to-tin conversion meets engineering requirements, building codes, and licensing standards.
1. Initial Inspection & Feasibility Assessment
We begin with a thorough on-site assessment to evaluate:
-
Existing roof framing condition
-
Roof pitch and layout
-
Structural integrity
-
Wind exposure (particularly important in coastal areas)
-
Compliance with current building codes
This allows us to determine the appropriate engineering and certification pathway before work begins.
2. Structural Engineering Review
Because converting from tile to metal alters roof weight, loading, and tie-down requirements, a structural review is often required.
This may include:
-
Wind load assessment
-
Tie-down and bracing requirements
-
Batten spacing adjustments
-
Verification that rafters and trusses comply with current standards
If required, a structural engineer provides documentation confirming compliance with relevant building codes. This ensures the new roof system performs safely and legally under local wind classifications — especially critical for coastal homes.
3. Building Approval & Licensing
A tile-to-tin conversion is typically classified as structural building work. Depending on local council regulations, this may require:
-
Building approval or permit
-
Engineering certification
-
Licensed builder supervision
As a Diploma-qualified building professional with over 25 years of roofing experience, Monument Construction Company understands the compliance requirements involved in structural roofing work. We ensure all work is carried out under the appropriate building licence and in accordance with current legislation and Australian Standards.
4. Safe Removal of Existing Tiled Roof
-
All tiles, ridge caps, and bedding are carefully removed
-
Waste is disposed of responsibly
-
The reduced roof weight significantly decreases structural load on the home
5. Structural Adjustments & Upgrades
Once exposed, the roof frame is inspected thoroughly. Where required:
-
Damaged or deteriorated timbers are replaced
-
New battens are installed to suit metal roofing specifications
-
Tie-down systems are upgraded
-
Bracing is installed or improved to meet wind loading standards
This stage ensures the roof structure complies with modern engineering requirements.
6. Sarking or Insulation Blanket Installation
A high-quality roof sarking or insulation blanket is installed to provide:
-
Condensation control
-
Improved thermal performance
-
Noise reduction
-
Additional moisture protection
This is particularly beneficial in coastal environments where humidity and salt exposure are common.
7. Metal Roof Installation
Metal sheets are installed according to manufacturer specifications and engineering guidelines, ensuring:
-
Correct screw patterns and fixing methods
-
Wind-rated installation
-
Proper overlaps and sealing
-
Long-term weatherproofing
Flashings, ridge cappings, barge flashings, and penetrations are installed to ensure a fully watertight system.
8. Final Inspection & Compliance Check
Upon completion, the roof is inspected to confirm:
-
Structural compliance
-
Installation accuracy
-
Weatherproof integrity
-
Clean and safe site conditions
All required documentation and certifications are finalised where applicable.
Why Proper Engineering & Licensing Matters
A tile-to-tin conversion isn’t simply a cosmetic upgrade — it’s a structural modification that must comply with building regulations. Incorrect installation or failure to meet wind ratings can compromise safety and insurance coverage.
By ensuring structural engineering oversight and licensed building compliance, homeowners gain:
-
Peace of mind
-
Legal protection
-
Improved structural performance
-
Long-term durability
Metal Re-roofing
Why Metal Re-Roofing Is a Great Option for Coastal Homes
Living near the coast comes with incredible views — but also harsh conditions. Salt-laden air, strong winds, heavy rain, and intense sun can all take a toll on your roof. That’s why metal re-roofing is one of the smartest investments you can make for a coastal property.
1. Superior Corrosion Resistance
Modern metal roofing systems are specifically designed to withstand coastal environments. With protective coatings and marine-grade finishes, metal roofs are highly resistant to rust and corrosion caused by salt air — a common issue with many other roofing materials.
2. Excellent Wind Performance
Coastal areas are often exposed to high winds and storm conditions. Metal roofing is lightweight yet extremely strong, and when installed correctly, it offers outstanding wind resistance and structural performance.
3. Long-Term Durability
A properly installed metal roof can last decades. It won’t crack, warp, or absorb moisture, making it a reliable long-term solution for homes exposed to coastal weather conditions.
4. Low Maintenance
Compared to traditional roofing materials, metal roofing requires minimal maintenance. It sheds water efficiently, resists mould and mildew, and doesn’t deteriorate as quickly in damp, salty environments.
5. Energy Efficiency
Metal roofing reflects a significant portion of the sun’s heat, helping to reduce heat gain in summer. This can improve indoor comfort and lower cooling costs — especially important in coastal climates with high sun exposure.
6. Modern Coastal Aesthetic
Metal roofing offers clean lines and a contemporary finish that suits coastal architecture beautifully. Available in a wide range of colours and profiles, it can complement both classic beach homes and modern builds.

-
Determine whether asbestos is friable or non-friable (bonded).
-
Confirm whether removal requires a licensed asbestos removalist.
-
Prepare a Safe Work Method Statement (SWMS).
2. Licensing & Notification
2.1 Ensure removal is undertaken by:
-
A licensed asbestos removal contractor (where legally required).
-
Workers trained in asbestos handling procedures.
2.2 Notify WorkSafe WA where required (for licensed removal).
2.3 Ensure all required permits and documentation are in place before commencement.
3. Site Preparation
-
Establish an exclusion zone around the work area.
-
Install warning signage: “Danger – Asbestos Removal in Progress”.
-
Isolate the work area from occupants.
